[All] Proposal in Waterloo: salt/fish issues.

Hi folks

Waterloo resident Vickie Janetos got intouch with me out of concern for the proposed rezoning of a property to build 56 townhouse proposal in a greenfield area behind the Zehrs on Beechwood/Fisherhallman. Here is the email sent:

Louise, Cook Homes is trying to build a 56 unit complex in our 
neighbourhood on seven acres. I have serious environmental concerns with
 what they are doing with the creek beside the property which runs 
beside Beechwood Zehrs on Ficher-Hallman. The environmental assessment 
was incorrect that they posted on the city website and i would like to 
dispute it. I would encourage the GRCA to deny their request to build up
 to the edge of the water way and waive the 15 meter setback which goes 
into the water. I don't have the guidelines to know what I'm disputing 
or how to correctly word this to show that the document is flawed.

 

I went to the City of Waterloo's website and found the proposal: 
Zoning By-law Amendment Application Z-10-06, Cook Homes Ltd.
435 Winchester Drive - Southwest Ward 1

At this time, Cook Homes Limited, as informed Waterloo Council of a request to amend the Zoning By-law from Green (G) to Medium Density (MD3) to permit the development of 56 condominium townhouse units fronting onto a common roadway on lands
known as 435 Winchester Drive in Waterloo.

The current EIS identifies this area as containing a grassy field with forested area adjacent to Clair Creek. Reports state it has recharge on site, that the grasslands are of non native grasses and the forests have buckthorn issues etc. but the main concern I have is that there is no 12 month creek analysis data and no regard for issues re: Salt for either the groundwater or surface water features.  Fish have been confirmed in the creek at this location.

The project is too small to require an SWM pond so I'm concerned about the water quality, water temp and water quantity heading to the creek as well as the chloride issues for both surface and groundwater features.

Basically, at this time, I would like to ask if any GREN members would like to follow this issue. If so, email me and I can make a special list to keep interested members informed on this matter including upcoming meetings,  open houses etc.  If any members have info to share with this lady I can help facilitate that as well.
