The Premier even stated that he was unhappy about how things have been handled so far, and that there has to be willing participants - that this wouldn’t be forced on the unwilling and there has to be a willing host.</div><div dir="auto" style="overflow-wrap: break-word; -webkit-nbsp-mode: space; line-break: after-white-space;"> </div><div dir="auto" style="overflow-wrap: break-word; -webkit-nbsp-mode: space; line-break: after-white-space;">Concern in the community continues to build about this 770 acre mega-industrial site as well as hundreds and hundreds of acres of accompanying residential and industrial development also being sought by Wilmot Township that could result in tens of thousands of new residents and the creation of a city of 75,000 or more people without any public consultation, studies, nor environmental assessments despite serious concerns about impacts, infrastructure, servicing, water limitations, and much more.</div><div dir="auto" style="overflow-wrap: break-word; -webkit-nbsp-mode: space; line-break: after-white-space;"><br></div><div dir="auto" style="overflow-wrap: break-word; -webkit-nbsp-mode: space; line-break: after-white-space;">Below are maps outlining the proposed changes. Unfortunately, it also makes significant negative changes province-wide to urban boundary expansions, planning processes, appeals, and oversight designed to prevent low-density sprawl and instead facilitates farmland, wetland, and natural area destruction for new development. </div><div><br></div><div><div>The province is also removing Planning Authority from the Region of Waterloo along with 7 other GTA Upper-Tier Regions, changing what can be appealed to the Ontario Land Tribunal (OLT), and changing what constitutes “public notice” - all of which could have far-reaching consequences.</div></div><div><br></div><div>The removal of Planning Authority from the Region of Waterloo along with the settlement area boundary changes proposed in this Act could be fatal to our visionary Countryside Line protecting farmland, and compromise or even eliminate almost all of our environmental protections in Waterloo Region - particularly since we don’t have Greenbelt protection like the other impacted upper-tier regions losing Planning Authority. </div><div><br></div><div>We also don’t have pipelines to the Great Lakes like the other upper-tier Regions impacted so it’s ironic that our region with the most vulnerable water supply and no backup, could have the least protections.</div><div><br></div><div>We need to see Planning Authority restored to the Region of Waterloo, or at least see equivalent Greenbelt expansion to other regions to overlay our Protected Countryside and protect the Waterloo Moraine groundwater recharge areas. Furthermore, the Township also requested the destruction of the Countryside Line and hundreds of acres of farmland development in areas never anticipated for any sort of development.</div><div><div dir="auto" style="overflow-wrap: break-word; -webkit-nbsp-mode: space; line-break: after-white-space;"><br></div><div dir="auto" style="overflow-wrap: break-word; -webkit-nbsp-mode: space; line-break: after-white-space;">The fourth map shows all of these lands sought by Wilmot Township along with this 770 acre industrial development site - all combined an area for development larger than the existing towns of New Hamburg and Baden.</div><div dir="auto" style="overflow-wrap: break-word; -webkit-nbsp-mode: space; line-break: after-white-space;"><br></div><div dir="auto" style="overflow-wrap: break-word; -webkit-nbsp-mode: space; line-break: after-white-space;">This is a massive amount of development, turning New Hamburg and Baden into the size of many cities with potentially 50,000 to 75,000 people.
